Fifield Breaks Ground on Apartments Near Aventura Brightline Train Station
Fifield Companies announced the start of construction for Avida Aventura (“Avida”), its 266-unit, transit-oriented apartment community located in north Miami, at 19401 W. Dixie Hwy., near the new Aventura Brightline high-speed rail station and Aventura Mall.
“Avida will meet the growing demand in the Aventura submarket where options are limited for renters seeking upscale residences,” said Erin Spears, president of Fifield Cos. “With construction on the nearby Aventura Brightline station underway and the Miami metro rental market continuing its upward trajectory, breaking ground on an apartment building that brings the unit mix, amenities and services of a downtown-style building to this market comes at the right time.”
The eight-story Avida will offer studio, one-, two- and three-bedroom residences ranging from 470 to 1,400 square feet. Recognizing the broad demographics of the area, Fifield Cos. designed Avida to include a larger number of three-bedroom apartments than typical of the market, providing the additional space desired by residents like families and couples with hybrid work arrangements. At the other end of the spectrum, the developer has factored in demand from younger professionals seeking smaller residences at lower price points. An adjacent parking garage will accommodate 400 resident vehicles.
The thoughtfully designed apartments at Avida will feature spa baths, custom closet organizers and in-unit washers and dryers. Kitchens include luxury finishes like quartz countertops, soft-close cabinetry and stainless-steel appliances. All apartments include balconies to expand the living space outdoors and take advantage of four-season sunshine.
Amenities at Avida will include a 20,000-square-foot rooftop entertaining deck with a resort-style heated pool, shade cabanas, dining areas, grills, sauna and spa; fitness center with state-of-the-art equipment; two resident lounges with dining and coworking/hosting areas; and dedicated coworking space with private office or conferencing rooms and a variety of open work areas.
